Family Mosaic is a housing association in the United Kingdom.[3][4] It has over 25,000 homes housing over 45,000 people[5] and is one of the largest housing providers in London, Essex and the South East of England.[6][5] Family Mosaic also provide care and support services to over 8,000 people.[7]
Family Mosaic works with young people, helping them into work [8] and promoting better health to young people.[9]
In addition to offering specialist housing for people with support needs and social housing for general needs tenants, a third strand of Family Mosaic is its role in assisting people to get onto the property ladder through leasehold shared ownership properties. In April 2017, Family Mosaic announced that it would be launching a 111 home development for private rental tenants.[10]
Family Mosaic also runs employment training courses and activity groups for its residents.[11] It also offers welfare benefits advice.
Family Mosaic is a member of the G15 group of housing associations in London.[12] In December 2016 Family Mosaic announced that it was to merge with the London-based housing association Peabody Trust under the 'Peabody' name.[13]

Controversies
In 2012, Family Mosaic was paid an out of court settlement by a north London council because of the council's failure to pay additional costs for two of the care home's residents.[15] A number of complaints have been made against Family Mosaic in the national and local press, including heating being cut-off for five months of the year,[16] a ceiling collapsing,[17] poor administration at one of its care homes,[18] and a rodent infestation.[19][20][21] In 2014, Family Mosaic took the unusual step of apologising to its tenants after a malfunctioning computer system led to an increase in complaints about its repairs service.[22]
