DMCI Homes is the real estate arm of DMCI Holdings, Inc.[3] through its wholly owned subsidiary DMCI Project Developers, Inc. (PDI). It was incorporated and registered with the Securities and Exchange Commission (SEC) on April 27, 1995. It ranked #146 in the Business World Top 1000 Corporations for 2014.[4]
History
From 1995 to 2008, DMCI Homes was headquartered in Dacon Plaza, 1728 Don Chino Roces Avenue Extension, Makati City, sharing the office with DMCI and Semirara Mining Corporation . Total manpower started at around 75 employees and grew to 600 employees prompting the need to transfer to DMCI Homes Corporate Center in 1321 Apolinario St., Brgy. Bangkal, Makati City (former Intel Building). As of 2012, DMCI Homes’ employees number at around 1,400.
DMCI Homes started its commercial operations in 1999 when it constructed its first Medium Rise Development, the Lake View Manors in Taguig City.
In 2000, the first DMCI Homes hybrid development (Mid- and High-Rise Buildings in a property) is constructed (Hampstead Gardens Condominium). It introduced the Pin Wheel Architectural Design which optimized the flow of fresh air and ambient light into the building.
In 2004, the first themed Medium Rise Development, the Mayfield Park Residences in Rizal, was constructed. It featured Neo-Asian influences in the buildings’ architecture and landscaping.
In 2006, DMCI Homes ventured into leisure residences with the construction of Alta Vista de Boracay in Malay, Aklan. Lumiventt Design Technology is also introduced with the development of Tivoli Garden Residences, Mandaluyong City in the same year.
Holding Firm
DMCI Holdings, Inc. was incorporated on March 8, 1995 as a holding company to consolidate all construction businesses, construction component companies, and related interests of the Consunji Family. It was listed on the Philippine Stock Exchange on December 18, 1995.

DMCI - a wholly owned subsidiary that is engaged in general construction services – the company’s core business. The subsidiary was founded in 1954.

Investment PDI - another wholly owned subsidiary that is engaged in construction business-generating investments primarily through its significant minority interests in various project and infrastructure development activities. The surge in demand for urban homes inspired DMCI to construct its very own housing projects – DMCI Homes.[5]
Mining
- Semirara Mining Corporation (PSE: SCC), a 56%-owned subsidiary, is a publicly listed company engaged in the exploration, mining and development of coal resources on Semirara Island in Caluya, Antique. It is currently the Philippines’ largest coal-producing company with a guaranteed long-term market by virtue of its supply contract with the state-run National Power Corporation.[6]
- DMCI Mining Corporation (DMC) (Reuters: ) is 100%-owned subsidiary engaged in ore and mineral mining and exploration. The mining operation is an open pit extraction of nickel, chromite, and iron laterite for direct shipping. It was incorporated on May 29, 2007.
Water
- DMCI-MPIC Water Company, Inc. (DMWCI) - is 55-45 joint venture[7] with Metro Pacific Investments Corporation (PSE: MPIC) which has a 92% stake on Maynilad Water Services, Inc. (Maynilad) which operates at the West Zone of Metro Manila. Presently, Maynilad has a total of 762,315 billed water services, equivalent to a population of around 6.2 million, in the West Zone which covers nine cities and two municipalities in Metro Manila and one city and five towns in the Cavite province.
- Subic Water and Sewerage Company
The first privatized water company in the Philippines and Southeast Asia to be ISO certified is a joint venture with three (3) other companies consisting of Biwater, the British water utility specialist, Subic Bay Metropolitan Authority (SBMA), and Olongapo City Water District (OCWD).
Power
- DMCI Power Corporation (DPC) – is a 100%-owned subsidiary engaged in the business of a generation company which designs, constructs, invest in, and operate power plants.[8][9]
- Sem-Calaca Power Corporation (Sem-Calaca) - is 100%-owned by Semirara.[10] It was incorporated on November 19, 2009 aimed primarily to acquire, expand, and maintain power generating plants, develop fuel for generation of electricity, and sell electricity.[11]
Infrastructure
- PIDC – On September 11, 2009, the company subscribed to 1,449,684 representing 32.22% equity interest in Private Infra Development Corporation (PIDC) for the Tarlac-Pangasinan-La Union Expressway (TPLEX) Project. TPLEX is an 88-km two lane toll road with a 35-year concession including 5-year construction period.[12][13]

- BCI Asia Top 10 Awards 2012-2014
For the third straight year, BCI Asia named DMCI Homes as one of the Philippines’ top developers. The real estate firm was included in BCI Asia’s prestigious Top 10 Developers list—a recognition the company has been receiving since 2012. According to BCI Asia, the Top 10 Awards acknowledge the most commercially significant developers in Hong Kong SAR, Indonesia, Malaysia, the Philippines, Singapore, Thailand and Vietnam and provides an overview of the regional building and construction industry by distinguishing the top architectural firms and developers that had the greatest impact on the built environment in Southeast Asia. Since 2005, the BCI Asia Top 10 Awards highlights key industry players by commending their efforts and works as socially and environmentally responsible developers. The recognition is announced annually and bestowed at exclusive-by-invitation-only ceremonies across seven major cities in Southeast Asia.[14]
- Reader’s Digest Asia Trusted Brand Award-Gold Award- 2012-2015
For the fourth straight year, leading real estate firm DMCI Homes was again conferred the Gold Award as Reader’s Digest Trusted Brand among property developers in the Philippines. Now on its 16th year, the Reader’s Digest’s consumer survey award for the most trusted brands in Asia has since become a symbol of prestige and confidence for organizations looking for the ultimate seal of approval from consumers for their products and services. In this year’s survey for the Philippines, DMCI Homes was one of three Gold awardees distinguished for their services under the property developer category.
According to Reader’s Digest Asia it is considered ‘The Ultimate Seal of Consumer Approval’, based on consumer responses from different countries in Asia to determine the brands that they feel are the most trustworthy. Reader’s Digest Asia partnered with Synovate, one of the world’s leading custom research firms, to contact 8,000 respondents from 8 different countries in Asia through phone and postal surveys. The brands were then ranked by trustworthiness and credibility, quality, value, understanding customer needs, innovativeness and social responsibility to determine the country’s most trusted brands. A Gold Award means that the brand’s rating score clearly excels above other brands in the category. A brand has to win a Reader’s Digest Trusted Brand Award in at least 3 countries to win an Asia Trusted Brand Award.[15]
- Asia Pacific Property Awards- Best Developer Website- May 2014
In its first attempt to enter the Asia Pacific Property Awards, DMCI Homes earned accolade as it was awarded the Best Developer Website plum last May 8 and 9, 2014. Having obtained the Asia Pacific Property Awards’s “Five Star” commendation for the Best Developer Website category implies DMCI Homes’ top development website status in the Philippines. The Asia Pacific Property Awards is a part of the world-renowned International Property Awards (IPA) where the top winners in the different regions—Asia Pacific, United Kingdom, United States, Europe, Arabia, Canada, Central and South America, Africa, and the Caribbean—automatically compete against each other at global level.[16]
- Asia CEO Awards- Quality Company of the Year finalist- November 2014
Recognizing DMCI Homes’ local and international accomplishments as a reflection of the company’s outstanding leadership and management, Asia CEO Awards recognized the top real estate firm as one of the finalists in its “NEC: Quality Company of the year” category. DMCI Homes was cited along with other five Filipino-based organizations during the gala night last November 12, Wednesday, at the Solaire Resort and Casino, Parañaque City. Asia CEO Awards, now on its fifth year, aims to promote Filipino management and business achievements to the world, as well to grow future leaders, by recognizing excellent leadership today.[17]
