Pendergardens is a self-contained development with apartments, retail outlets and nearby office space in St. Julian's district in Malta .

About Pendergardens

Phase 1 is now complete and includes the development of 150 residential apartments, spread over 6 lowrise blocks together with an underlying car park. The development of Phase Two is underway and will include the development of two residential blocks, two towers and another underlying car park. Retail outlets and office space will be situated in levels 0 – 7 of the towers.[1]

The Exchange

Situated just across the road from Pendergardens, is 'The Exchange’, a Financial and Business centre, home to the FIMbank Global Headquarters. Excluding FIMbank, The Exchange consists of 16,700 square metres of office space in two towers and 10,800 square metres of managed, mixed, retail and leisure outlets fronting a large public piazza.[2]

Company Background

Pender Ville Ltd was formed in 2005 by a consortium of local investors to acquire and develop the Pender Place site and the old Mercury House site in St Julian’s.

Part of the Pender Place site (4,300 square meters) was sold to a related company in 2008. In 2009, part of Mercury House site was sold to FIM Bank for their global headquarters. The remaining areas within the sites have now been respectively branded ‘Pendergardens’ and ‘The Exchange – Financial Business Centre’. The property development area in Malta at Pendergardens includes a residential development whereas The Exchange will focus solely on commercial activity.[3]
