Home staging

Home staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Staging techniques focus on improving a property's appeal by transforming it into a welcoming, attractive product that anyone might want.[1]

History

Staging a home has always been part of the homeowner's responsibility, but it was often as simple as keeping the grass cut and picking up dirty clothes. The seller's agent would recommend actions if the owners were clueless about elements that turn off potential buyers. The late-2000s recession turned real estate into a buyer's market, wherein sellers look for any advantage to make their property stand out from the rest.[1]

US

U.S. research states that home staging can reduce a listing's time on the market by one third to half, and could fetch as much as 6% to 20% more than an empty home or a home not properly staged.[2]

UK

In Britain, home staging is sometimes referred to as property presentation or property styling. The techniques have been televised by home stylist Ann Maurice in the television show House Doctor on Five.

Sweden

In Sweden (in Swedish language often called homestyling), professional home staging has become popular after 2000. Professional home stagers claim that this gives around 10 % higher price compared to just cleaning the home. It has been somewhat controversial, both because professional home staging is claimed hardly to pay off the cost of it, and also because buyers pay more for nothing (furniture is not included in the purchase).
