Toranomon Hills (虎ノ門ヒルズ Toranomon Hiruzu) is a skyscraper complex project under construction by Mori Building in the Toranomon district of Minato, Tokyo, Japan. It is being built around the new Loop Road No. 2, a surface artery that will connect the Shinbashi and Toranomon districts.[4]

Its highest point upon completion will be 255.5 m,[2] by which measure it will be the tallest building in Tokyo. However, its building height will be only 247 m, by which measure it will be the second-tallest building in Tokyo after Midtown Tower.[5]

History

There have been plans since 1946 to build a new arterial road between Toranomon and Shimbashi as part of a loop road around central Tokyo. The Toranomon segment was popularly referred to as the "MacArthur Road" after General Douglas MacArthur, who led the Allied occupation of Japan following World War II, making reference to the proximity of the United States Embassy compound in nearby Akasaka. The plan remained unrealized for decades due to the government's inability to expropriate the necessary prime real estate in central Tokyo, but a solution was realized around 1989 which would involve building a new skyscraper above the road and offering to relocate displaced residents into the skyscraper.[6]

The project's provisional name was Loop Line #2 Shimbashi/Toranomon Redevelopment Project Building III (環状二号線新橋・虎ノ門地区第2種市街地再開発事業Ⅲ街区).[1][2] Mori Building formally announced the Toranomon Hills name on March 1, 2013.[2]

Floors

Mori Building plans to use the floors of the building as follows:[2]

  • 47F - 52F: Andaz Tokyo hotel (Hyatt chain) with 164 guest rooms and a 37th floor spa facility
  • 37F - 46F: Private residences (172 rooms)
  • 6F - 35F: Offices
  • 4F - 5F: Conference space
  • 1F - 4F: Retail tenants
  • B3F - B1F: Parking for 544 cars
