Stadium Place is a 1,500,000-square-foot (140,000 m2) mixed-use development project north of CenturyLink Field in Seattle's Pioneer Square neighborhood.

Financing

Daniels Real Estate and R.D. Merrill have partnered to develop the almost $200 million project.[1][2] As of February 2009, $20 million in a $51.5 million securities offering had been raised for the initial phase. The construction lender is Pacific Life Insurance Company.[3][4]

Construction

Construction began in 2011 on what was a large portion of CenturyLink Field's north parking lot. The first phase is the western block's podium topped by two residential towers. The four-story base will include apartments, retail space, and a parking garage. The two towers will be a 10-story building and the 25-story South Tower.

The taller tower was designed by Zimmer Gunsul Frasca Architects LLP/SL and will rise 240 feet (73 m). The structure will consist of multistory glass-clad boxes indirectly stacked atop one another. Approval of the design by the Pioneer Square Preservation Board was required to ensure that the architecture was appropriate for the historical neighborhood.[5] Local covenants should protect key views from the stadium of the Space Needle and the historic clock tower of King Street Station. Residents in the upper floors of the south tower will have a partial view of the play taking place within the neighboring stadium.

The South Tower will have 333 apartments, and they are expected to be marketed towards young adults.[1] Of the 500 apartments throughout the first phase's complex, only about 30 units will be set aside for low-income residents.[6][7][8] A spokesperson from Daniels Real Estate believes that the west tower will be completed in summer 2013, while the south tower will be completed a year later. A 20-story condo tower, office tower, parking garage, and hotel are planned for the other side of Second Avenue South.[9]
