[edit] Value-in-use and Investment Value
Hi. Could you kindly explain the changes you made to the above definitions? AFIK, Value-in-Use and Investment Value are both usually above Market Value: They are a subjective measure that arises from a specific user's ability to reap special benefits from the property, eg combining the subject property with another property, proximity to transportation or resources for some specialized producer and the like. Another example: the Value-in-Use for Hilton of one of the hotels in its chain, which would be greater than the value of the hotel as a stand-alone operation. The difference between the two definitions is as follows: Value-in-Use pertains to the current occupier, whilst Investment Value to a prospective developer. Tkeu (talk) 08:46, 24 November 2007 (UTC)
- Let me add: Value in use is defined in IVS 2 - Valuation Bases Other than Market Value as follows: "The value a specific property has for a specific use to a specific user and therefore non-market related". IFRS defines it thus: "The present value of estimated future cash flows expected to arise from the continuing use of an asset and from its disposal at the end of its useful life."
- IVS 2 defines Investment Value thus: "The value of a property to a particular investor, or a class of investors, for identified investment objectives." It goes on to add: "The investment value or worth of a property asset may be higher or lower than the Market Value of an investment property...Investment Value or worth is associated with Special Value".
- I think we should revert to the previous definitions, since they more clearly allow for both possibilities: above or below Market Value. Admittedly, their is an element of hair-splitting here, I'm not sure there is general consensus or understanding of these definitions, which lends further support to allowing more freely for all possibilities. But, I'm willing to be convinced and illuminated, if you have any special experience in this area. Tkeu (talk) 09:08, 24 November 2007 (UTC)

[edit] Contemplating a rewrite of USPAP article
Hello Thesurveyor
I am an appraiser in the USA. I would like to try rewriting some of the appraisal articles. I have just started learning how to edit in Wikipedia, and I have a lot to learn before doing anything substantial.
I thought I might start with the article on USPAP and possibly on The Appraisal Foundation. The work I would like to do on this article will be a major rewrite starting with your article as a framework, but I am too new at this to be really confident in what I am doing. After I work on it a while, I would like to get your input and collaboration since the USPAP article appears to be your creation. I do not want to simply enter a major redo, have it undone by somebody, undo the undo, and start a big flame war.

Hello - I got into a dispute on the Technical analysis page (see talk page). A contributor is arguing that technical analysis is consistent with the weak form of EMH. But I thought the weak form proposes that there is no information in historical prices. Further, he cites Lo and Mckinley as establishing that the weak form is consistent with non-random behaviour.
