Zack Martin (Dylan Sprouse) – Zack is typically the unstudious, outgoing and often lazy twin, who usually dresses in skater clothes. At school, he is a straight "D" student, mentioned in the episode First Day of High School. Besides not doing well in school, Zack loves wood shop (which he is the best in class). Also, it is revealed that Zack is the older twin in the episode Arwinstein because he quotes I think my little brother put it right when he said..., and then he screamed out of the room. It was later revealed that Zack is ten minutes older than Cody.
Zack has an obsession with girls, and has a crush on Maddie in the first season (though from the second season onward, little is said concerning whether he still has a crush on her (he is known for having crushes on several other girls). But he always calls her, "Sweet Thang". He occasionally sticks up for his brother, as seen in the episodes Election, Kept Man and Who's the Boss. He wants to be like his dad, Kurt, who is a rock star. He takes after his father in many ways. In Battle of the Bands, it is seen he has rock and roll abilities like his father. Also, like his father, Zack has a "cool" attitude towards everyone especially around girls.
Zack also frequently gets into trouble sometimes along with Cody. He also is the lazier of the two, often bossing Cody around. Zack is also known to put Cody down a lot. Most of the time he receives no retaliation for these actions although he seems to be intimidated by Cody when Cody stands up to him. Zack also can usually be found eating food, like chocolate, more often so than Cody, as evident in the episode Health & Fitness where Zack attempts to stop eating too much candy, possibly because Dylan has noted that he is the heavier of the twins. Zack also has a better memory than Cody as seen in The Suite Life Goes Hollywood. Unfortunately, Zack does not have as much knowledge but has as much common sense than than his brother.
He and Cody are both huge fans of the Boston Red Sox, and hate the New York Yankees, although in the episode "Hotel Inspector", he asks for Yankees Tickets. Some of Zack hobbies: skateboarding, basketball, and soccer, all which he is good at. He is always playing pranks on his twin brother and is a lot messier than Cody is.
Zack did not pass English, in the eighth grade, which causes him to go to summer school. In summer school, his brighter side is shown, making him not so popular he feel and occasionally getting a wedgie. He has been frightened before by a horror movie called "Zombie Mom", which he was not allowed to see, and eventually gets punished for seeing it anyway. After seeing it, he gets combined nightmares and sleepwalking, putting furniture in front of the front door of the hotel to keep out the zombies imagined by him.
Despite for Zack not doing well in school, he is pretty much as bright and clever as or even more so than his brother. Zack knows how to manipulate others for his personal gain(s). He can create genius plots and schemes to try to get himself and his brother out of trouble.

- Max - Zack and Max had a "date" at one point during the episode, Kisses and Basketball. Zack later said that he was forced to by the guys, but he still enjoyed it. In the episode Club Twin, It is shown he could have a crush on her.
- Agnes - Agnes had a liking for both twins in the episode, Crushed, but neither one of the twins like her.
- Amber - Zack fell for Amber, and tried to talk her into dating him in the episode, First Day of High School. She is one year older than Zack, and she refuses to date a younger guy.
- Vanessa - Zack had a crush on her during the episode, A Midsummer's Nightmare. Vanessa does not like Zack, instead she likes Cody.She kissed him everywhere once they were in a secret close room.
- Jessica and Janice - Zack and Cody have gone on double dates with these two several times during the second season.
- Darlene - Zack had a crush on her in the episode, Ask Zack.
- Dakota - Zack had Travis cook in secret pretending it was him who cooked to impress her.
- Ella - During the episode, Miniature Golf, Zack went out with Ella twice.
- Abby - Zack went out with her twice during the episode, A Tale of Two Houses.
- Maddie - During Season One, Zack loves Maddie. But in Seasons 2-3, the crush is almost never seen but Zack still loves Maddie, as revealed in one of the newer episodes, Team Tipton.
- Gwen - In "Midsummer's Nightmare," Zack and Gwen kiss and it was revealed that Gwen started to like Zack besides Cody.

Cody Martin (Cole Sprouse) – The erudite, mature, and sensitive twin who gets straight "A" (not counting his "C" in wood shop). He often plays along with his brother's crazy schemes. He shows less interest in girls than his brother, but he gets most of them. Zack usually calls him a nerd which Cody would prefer as "educationally gifted". He has a girlfriend named Barbara Brownstein, but they are constantly competing on who is smarter. He has shown a passion for baking, cleaning, and cooking, as well as mime and dance. Cody is easily frightened, but has a meaner and greedier side, portrayed in several episodes. Other than wood shop, Cody is known for doing well in school. Cody has gone to math camp before, camped out as a wilderness scout, and has won spelling bee, which Zack was being bribed to stop him winning by the other competitor. He had also run for the class president, as seen in the episode, Election, which he nearly lost to Zack; however, Zack dropped out of the race and encouraged the student body to vote for Cody upon realizing what a great president Cody would make. He has also written a letter to city hall for saving a public park (which bored city hall unimaginably).
Like Zack, he inherited some kind of musical talents from his parents. Unlike Zack, it is seen that he has received singing talents like his mother, as seen in the episode, Lip-Syncing in the Rain, and is shown to have an acting ability, yet in "The Suite Life Goes Hollywood", Cody has stage fright. Cody is closer to his mother, unlike Zack. He gets advice and actually listens to it from his mother. Cody is also more sensitive than Zack.
His favorite United States President is Jimmy Carter, and he was valedictorian of his eighth grade class. It is seen in Season 1 that Cody is as much trouble as Zack. Cody is also noted to be a victim of getting in embarrassing situations.

- In the episode, First Day of High School, Cody is worried because his detention might prevent him from attending Law School, becoming a medical doctor, and being accepted into the NASA program. Cody wishes to become "The first doctor/lawyer in space."
- In one episode, Cody interviews for placement in the Week in Washington program, and he wants to become a member of the Supreme Court.
- In one episode, Cody and others search for the treasure of Hot Peppers Delio, and it is revealed here Cody's goal of winning the Nobel Prize in numerous subjects.
- In the episode Cody Goes to Camp, Zack reveals Cody's dream of becoming a math professor.
- In the episode Pilot Your Own Life, Cody decides to become a motivational speaker after seeing a seminar, held at the Tipton.
- As revealed in the episode Rock Star in the House, Cody wants to earn money to pay for his mom's retirement home fee and get Zack out of jail when the time comes.
- In the episode, The Fairest of Them All, Cody (as "Tyreesha") reveals to Rebecca that he wants to become a hockey player when he grows up, but then he quickly tells her the lie that he would also like to be a princess.

- Rebecca - (Victoria Justice) The first girl that ever kissed him in the episode, The Fairest of Them All. She was a participant and winner in a beauty pageant that came to the Tipton.
- Barbara Brownstein - Cody and Barbara occasionally go as study dates, and once went to a mini-golf course. In the episode Orchestra they were together, and shared a kiss. In the episode Graduation, the two are often talking (and stomping on each other's feet).
- Agnes - Agnes is a girl that neither of the twins like, but she likes both of them. They are both frequently annoyed by her.
- Gwen - (Selena Gomez) Gwen had a crush on Zack but Cody went out with her in the episode, A Midsummer's Nightmare. They only dated for a day.
- Jessica and Janice - Cody and Zack have gone on double dates with these two twins several times during the second season.
- Stacey - Cody had a crush on her during the episode, Sleepover Suite.

London Leah Tipton (Brenda Song) - She is the daughter of Wilfred Tipton, the owner of the Tipton Hotel. She is obviously a parody of Paris Hilton. Although you never see Mr. Tipton fully (usually never more than an arm behind his security force, which stands on all sides), he is frequently mentioned. London is a dim-witted, spoiled, selfish, rich teenager with her own private suite at the Tipton Hotel in Boston, complete with a lot of closets (each with their own talking mirror) and a kitchen which takes up most of the floor. She transferred to the same private school as Maddie in the episode Forever Plaid, due to poor attendance at her old school. In the episode First Day of High School, London transfers to Zack and Cody's public school, due to being expelled from all of the private schools she had previously attended. She dislikes her step-moms and talks to Mr. Moseby and Maddie about her problems. When happy she usually claps her hands repeatedly while saying her catchphrase, "Yay me!" Though it seems like London may lead the ultimate rich-girl life, her childhood was not perfect. In the episode Arwinstein, she states she is allergic to lobster, though in one episode she asked Maddie for a lobster dinner.
As stated earlier, London is not very bright. She is confused with many things, and is tricked by many characters such as Maddie and Nia. Esteban and Maddie once tricked her into doing many stupid things when they changed her horoscope.
She does not see her parents often, only occasionally, but she often talks to them on the telephone. London says that Mr. Moseby appears more times in her family’s photo-albums than Mr. Tipton or any of his ex-wives. Her parents cannot stand each other, apparently, since Mr. Moseby put them in not only in different rooms when they stayed at the hotel, but different wings.
In the episode A Tale of Two Houses, when Esteban found out he was rich, London said that they could be "BFFWHLAGSAL"s, which stands for "Best Friends Forever Who Have Lunch and Go Shopping a Lot"
In Lip Syncin' In the Rain she learned how to sing "Do Re Mi Fa So La Ti Do" by thinking of the following:

Fa, So - If something is far, London says, "so," (because she has a private jet),

- Wilfred Tipton (voiced by Bob Joles) - He is the owner of the Tipton hotel and father to London, and has not actually appeared (although his voice was heard in the episodes Not So Suite 16 and Lip Syncin' in the Rain). It is not actually clear how he became the owner of the Tipton, because London mentions several times that her father bought the hotel, while in other episodes it is stated that Tipton inherited the hotel; this may simply be another example of London's ignorance. His hand is seen at one point in the episode Lip Syncin' in the Rain, complete with a large diamond ring. It is also hinted that he was kidnapped and held for London's diamonds in Super Twins.
- London's Mother - (unseen) London's mother is divorced from Wilfred, she visited London's sweet sixteen party but remained unseen.
- Brandi (played by T Lopez) - Brandi is London's stepmother. She comes to visit London, but they do not get along well. Over the course of the episode they become friendlier to each other. It is unknown if Mr. Tipton is still married to Brandi.
- Stepmother #1 (unseen) one of Wilfred's ex-wives. In What the Hey she was known for saying that Wilfred and herself were soulmates.
- Stepmother #2 (unseen) another of Wilfred's ex-wives. In What the Hey she was known for saying that Wilfred and herself were meant to be.
- Stepmother #3 (unseen) another of Wilfred's ex-wives. In What the Hey she was known for being filed out for a divorce before London's charm for her bracelet, representing her, was even finished. And simply calling London "that kid."
- Stepmother #4 (unseen) another of Wilfred's ex-wives. Not much is known about her.
- Yolanda (unseen) one of London's former stepsisters. In Poor Little Rich Girl, London tried to call her on her cell phone, for a place to sleep, due to London's poverty. Yolanda refused, because of all the times London didn't help her, making the excuse that her house was "hit by an asteroid". (London's belief in this is another example of her ignorance).

- Chelsea Brummer is one of London's wealthy friends. Is just as air-headed as London. First seen in Miniature Golf, and a guest star and former producer on London's web-show, Yay Me.
- Tiffany another one of London's friends. She is shallow, air-headed, and diet-prone. First seen in Miniature Golf.
- Lance Fishman is a marine-obsessed life-guard at the Tipton, and London's ex-boyfriend.
- Joe if seen in Volley Dad, she liked him for a while. Then saw Maddie kissing him, and fell out of love with him.

Madeline Margaret Genevieve Miranda Catherine "Maddie" Fitzpatrick (Ashley Tisdale) - The teenage candy-counter girl at the Tipton Hotel, a cashier at the Cluck Bucket, manager on the Camp Tipton Daycare Center, counselor for her school's summer camp program, and just got back from Antarctica in the episode Team Tipton. While she comes from a lower class family, Maddie is very hard-working, outspoken, and intelligent. But in several episodes she is shown as being very selfish and a bigger opportunist than London, though she always loses out when this side of her personality is shown. She attends private school at "Our Lady of Perpetual Sorrow". Maddie is London's closest friend, though London often treats her like a servant, as in the episode Footloser, usually bribing her with money. Maddie also babysits Zack and Cody. Zack has a huge crush on her in Season One, however the crush turns on and off during Seasons 2-3. She is a strong supporter of environmental causes. She is left-handed. It is revealed that she has asthma.
During most of Season Three, she has been gone helping at a summer camp called "Camp Heaven on Earth." She was absent for a numerous number of episodes due to her actress being off filming High School Musical 2. However, she returned in the episode Team Tipton. She left again after Team Tipton to finish her taping of High School Musical 2. She returned again in the episode Foiled Again.

- Liam Fitzpatrick - (Played by Cody Arens) Liam is Maddie's younger, braced, "booger" of a brother. He taunts Maddie in the episode, Not So Suite Sixteen, because he has to get braces which stops her sweet sixteen party. Many people do not like him, such as Maddie, Marilyn (his own grandmother), and Carey, who can see why Maddie describes him as "booger".
- Marilyn Fitzpatick - (Played by Kathryn Joosten) She is Maddie's grandmother, who is a resident of Oregon. She flew all the way to Boston, just for her Maddie's sweet sixteen party.
- Genevieve Fitzpatrick - Maddie's older sister. She is married, mentioned in the episode, Poor Little Rich Girl, where Mr. Moseby speaks of Maddie's own room when he replicates a dance and song that Maddie once sung that goes like, "My sister got a groom, I got my own room, WHAT!"
- Mrs. Fitzpatrick - Maddie's mother who's voice is heard (and arm seen through a window) in the episodes Not So Suite Sixteen, and Poor Little Rich Girl.

Marion Moseby (Phill Lewis) – The somewhat uptight manager of the Tipton Hotel, who speaks with a wide vocabulary and an urbane vernacular, but is often annoyed by Zack and Cody's schemes. Though he acts as though he does not care about the boys, he actually has a great deal of affection for them. For example, when they went to the baseball game and he caught a ball for Cody, ultimately making him the most "hated man in Boston". In the episode "The Ghost of 613", it is revealed that he started out at the Tipton as a bellhop back in the 1970s. Mr. Moseby is probably more of a father to London than her own, because he is seldom around, he even said he taught London how to walk, her ABC's, and how to drive (or tried to). He cares for London and treats her like his own. He also helps London with any problems she is having. He was also known as the "Meanager". A running gag of the series is that Mr. Moseby often makes a fool of himself in front of people (eg: hitting a baby doll that wouldn't stop crying against a chair when a woman with a baby walked by), or making a sarcastic comment about himself (that the customers think is true, and not sarcastic).

- Nia (played by Giovonnie Samuels) - Nia is Mr. Moseby's niece. She has a part time job at the candy counter, filling in for Maddie during her absence. Her purpose for staying at the Tipton for the summer is so Mr. Moseby can get her to behave like a responsible girl. One of Nia's aunt's named Aunt Lilly was to make her behave like a reponsible girl, but she couldn't stand Nia so much that she changed her name and moved to Alaska. Nia currently appears in three episodes in Season Three. According to Mr. Moseby, she was expelled from her last school for fighting with the cafeteria lady because she was out of motzah ball soup. In the episode First Day of High School, she is seen defending Zack from a jock.
- Beulah Moseby - Beulah is Mr. Moseby's mother. She favors Mr. Moseby's brother Spencer over him but she still loves him. Beulah was mentioned in the episodes Big Hair & Baseball, Moseby's Big Brother, Risk It All, and Miniature Golf. Her name Beulah was revealed in the episode, Miniature Golf. In Big Hair & Baseball, she was so mad at Mr. Moseby that she sent him a nasty message on his cellphone, and she has a woman who waxes her lip (indicated in the episode Risk It All). Beulah appears to be sort of mean and she wants Mr. Moseby to get married. She is also described by Mr. Moseby on one occasion as being 250lbs of fire and brimstone, and 20 lbs of coffee cake in Miniature Golf.
- Rose Moseby (Phill Lewis) - Mr. Moseby's grandmother and was in the episode, A Nugget of History. She helped Zack get an "A" in history.
- Spencer Moseby - Moseby's older, but shorter brother. He is filthy rich, mean and is lactose intolerant. Spencer worked for the Tipton for a while when he was broke, but quit when all his riches came back. Spencer would make fun of Mr. Moseby's lack of accomplishments when compared to his own, and Mr. Moseby's hate for Spencer eventually built up, resulting in a very immature fight between both of them in the hotel lobby.
- "Lily Moseby" - Lily Moseby is the one who was to take care of Nia before Mr. Moseby. But, as Nia mentioned, this did not go well and she chanced her name and moved to Alaska. It is unknown if she is Mr. Moseby's sister or cousin.

Carey Marie Martin (Kim Rhodes) - She is a headlining singer at the Tipton as well as the mother of Zack and Cody. She is a divorced mother, wise, kind, but somewhat aggressive towards the twins when they misbehave. She seems to love the twins a lot. Arwin Hawkhauser has a crush on her. She has a younger sister who is never seen, and often dreams about George Clooney. Carey found her talent for singing by mistake when she was at a talent show doing stand-up comedy. She tries to keep the boys away from trouble, but she never succeeds. Later in the second season, she changed her hair color from blonde to reddish-brown multiple times. As of Season Three, she has kept her brown hair and pulled her hair back in a small ponytail. When she is trying to teach the boys a lesson (or in some cases, other characters) she uses a story from her past, which is always boyfriend related, leading to Zack and Cody or the other characters groaning. She was also once seen wearing rubber duck pajamas. In the episode Sleepover Suite, Carey states she is a Virgo. She likes the color blue and prefers wearing short dresses.Whenever around London Tipton, she would always be falsely, yet humorously helping her since London always exclaims that Carey told her everything.

- Kurt Martin - Her ex-husband and father to their twin sons.
- Harvey - A very wealthy lawyer that proposed to her, but Carey declined him.
- Arwin Hawkhauser - An engineer that works in the hotel, that has a crush on Carey and they were together in the alternate universe discovered by Zack and Cody.
- Serge the Concierge - A concierge that likes Carey who took credit for the poem that Arwin wrote for her.
- Herman - The director of the Tipton commercial. Carey ditched him while on a dinner date, and now he hates her.
- George Clooney - When Carey sleeps she mentions Clooney as if he were in her dreams, some lines said are "Oh, Mr. Clooney, you dance divinely", "Come in, Mr. Clooney", and "Mr. Clooney, we hardly know each other" (in a later episode Carey found and kept the George Clooney quarter from the alternate universe that Zack and Cody went to).
- Boyfriends - She speaks about them a lot and they always end up breaking up, and are never seen.
- The Mellow Notes - 4 Barber Shop singers that all fell for Carey.

- Kurt Martin (played by Robert Torti) - Kurt Martin is the father of Zack and Cody, and Carey's divorced husband who first appears in Dad's Back. He is known as the more fun and spontaneous parent and he leads a rock band. He is also seen in Christmas at the Tipton where he was going on a trip with Zack and Cody without Carey and ends up getting snowed in at the Tipton. Cody thought that Kurt and Carey were getting back together but they are never did. He and Carey sang at the Tipton and helped deliver a baby. He also appears in Volley Dad, where Cody asked him to stop Carey from being all over a new boyfriend. He is back in the Season Three premiere: Graduation for Zack and Cody. Kurt appeared in five episodes throughout the series.
- Carey's Sister (unseen) - A character occasionally mentioned. She is Carey's younger sister. She was first mentioned in the episode, Moseby's Big Brother, where she said that Moseby and his brother's behavior reminded her of her sister and her. She explains that their arguing caused them not to talk anymore. She later says, "I'll be the bigger person here, and go call my sister, hopefully she'll be at work and I'll get to leave a message.

Esteban Julio Ricardo Montoya De la Rosa Ramirez (Adrian R'Mante) – Esteban is main bell boy at The Tipton. He is often quoted saying "This is a DISASTER". He is very close to his Spanish heritage as mentioned in "I Want My Mummy", where he tells stories of Queen QuiQui. In the episode "Daycare" he runs the daycare to help Maddie until he must leave. He has a pet chicken named Dudley. He wants to manage the Tipton and is an incredibly talented person. He can dance, sing and is athletic. It is revealed that he is weaker than London after he fails to stop a purse snatcher, but definitely does have a huge heart. He must take a USA Citizen's test in which Maddie helps him on. He calls Zack and Cody "little blonde peoples" or when only one is being reffered to he says "little man". He partners with London to try to find a treasure. He attempts to remove his accent but only proceeds to speak with a new, Texas accent. It was once stated by him in Not So Suite 16, when Maddie and London came to announce their sweet 16's, Esteban asked them if their news was in fact if his country men had started a revolution, and placed his grandmother back on their countries throne, thus implying that his family were once the royals of his country. Esteban is much smarter than he's given credit for.

Arwin Quentin Hawkhauser (Brian Stepanek) is the crazy inventor who works as an engineer for the Tipton and holds his socks up with duct tape. He has a crush on Carey, as shown in many episodes but is afraid to act upon it. Arwin coaches Zack and Cody's basketball team. He hates carrots and is allergic to horses, as shown in Free Tippy. In Kisses & Basketball, Bowling, and Going for the Gold, Carey kisses him; he fainted each time. It is also shown that he has a picture of Carey in his office that lights up when he claps his hands, as well as a cardboard cutout of her. Arwin was a professional bowler, as illustrated in Bowling. He also is known for being obsessed with his mother; he lived with her for his whole life until she got married and moved out as shown in, The Arwin That Came To Dinner. He stopped bowling because his mother's obsessive cheering (which was actually threats) made him nervous in competition and he accidentally threw the ball and it hit her head (making her shorter by a foot). Arwin is considered childlike by many characters in the show; he enjoys picture books, sleeps with a sock monkey, and eats a lunch packed by his mother.
A spin-off television series was planned about him, where he goes to live with his sister to help her take care of her children. The series name ideas consisted of Arwin! and Housebroken. It was, however, never picked up.

Nia Moseby (Giovonnie Samuels)- Nia is Mr. Moseby's niece. She has a part-time job at the candy counter, replacing Maddie during her absence. Her purpose for staying at the Tipton for the summer is so Mr. Moseby can get her to behave like a responsible girl. One of Nia's aunts named Aunt Lilly was to make her behave like a responsible girl, but she couldn't stand Nia so much that she changed her name and moved to Alaska. According to Mr. Moseby, she was expelled from her last school for fighting with the lunch lady. In First Day of High School, she defended Zack from a jock.

Muriel (played by Estelle Harris (84) and Ashley Tisdale (young)) — The hotel housekeeper, who is good-natured but lazy. She is usually seen sitting down with her feet up (when she isn't stealing money from guests). Muriel once dated mobster Alphonse "Hot Peppers" DeLeo, before joining the Tipton in 1938, as shown in "It's a Mad, Mad, Mad Hotel". In "Big Hair & Baseball", she claimed that she knew Babe Ruth and was the first one to call him "Babe". Muriel was not seen in season 2 or 3.

One of the boys' best friends. Bob is dyslexic. Zack meets him in school one day when he was moved into a regular class from a special education class because he was doing so well in it. He likes to play Total World Conquest with the boys and Cody's friends, Warren and Jeremy, though they almost never finish their games because Zack and Cody usually end up fighting. Bob, as shown in "Smart & Smarterer" and "Odd Couples", is somewhat impatient. He speaks fluent French, as illustrated in the episode "French 101". In the episode, Back in the Game, one of his beliefs is frequent, short naps. In Forever Plaid, he states that his favorite subject is science. Bob is shown to also be talented in wood shop, creating a very well made rocking chair. He has a sister, as shown in "Election", and a younger brother mentioned in "Twins at the Tipton". Bob likes to visits Zack and Cody just because the doorman calls him "sir." He was Puck the fairy in the show's version of A Midsummer Night's Dream, is on their basketball team and worked at the boys' club seen in "Club Twin" selling soda. Bob is very vulnerable to poison oak, shown in the episode "Ah! Wilderness". In the episode Super Twins, he is the first (and the only) child to be adultified by the Meanager (Moseby) — which causes the twins remark later that he has a booming insurance business. However, this is dropped when Zack turns back time at the end of episode. Bob is one of Zack and Cody's most frequent friends featured on the show with a total of 15 appearances.

Patrick (played by Patrick Bristow) — The maître d' for the Tipton Hotel's restaurant. One of the most sarcastic characters on the show, he treats everyone with disdain, especially Zack and Cody. He likes coconut flavored chewing gum, and dislikes Maddie because she doesn't stock it (as shown in the episode "Big Hair and Baseball"). He is seen in the Tipton Commercial in "Commercial Breaks", and has a girlish shriek, as shown in the episode "Heck's Kitchen". Due to London's generous tips, Patrick has been able to afford a foreign sports car (indicated in "Twins at the Tipton"). However, Mr. Moseby claims that Patrick wrecked it by crashing into fellow waiter Rich, and when the ambulance showed up, another waiter Gary got hit by the ambulance, leaving Mr. Moseby to take Patrick's place at the Tipton Restaurant. His favorite musical is Bye Bye Birdie as revealed in "Birdman of Boston".

Lance Fishman (played by Aaron Musicant) — An easy-going but not too bright lifeguard, whom Maddie goes out with in the episode "Hotel Hangout". He only talks about water, causing Maddie to dump him. An example of his water obsession is in the episode "Back in the Game", where he suggests tearing open the street to make a pool for Maddie's film. London believed that Maddie and Lance were back together when she saw Lance showing Maddie the CPR procedure in the episode "Rumors". The two are currently just friends. Lance is also a bad ballroom dancer as shown in "Loosely Ballroom" and actor, illustrated in "Back in the Game". He starts dating London at the end of "Sink or Swim". Shortly after dating, Lance decides to break up with her after meeting another woman, Wanda, in the episode, "The Arwin That Came to Dinner". In "Arwinstein", Lance claims he owns a fish.
