Seawoods is a railway station on the Central (Harbour) line of the Mumbai Suburban Railway. The Seawood Station plot was sold to L&T for development. The plot was the highest bid that Navi Mumbai has ever receIved. The plot went for 1810 Crores.The Seawood Station would have a Club House, IT Park, Super Market & a mall. It is the largest station in India and would be located in maps. Seawoods is a the south west part of Nerul, it is located insde Nerul. There are a number of schools e.g Podar International School, DAV Public School, S.S High School, Don Bosco Senior Secondary School, The Presentation School coming up in this area. A big 300 bed Sushrusha Hospital is also under construction in this area. Seawoods also has easy access to one of Navi Mumbai's famous attractions - the Parsik Hill.
Seawoods Integrated Commercial Complex cum Railway Station
Larsen & Toubro Ltd on April 21, 2008 has announced that the Property Development Division of the Company proposes to develop a world class Integrated Commercial Complex at Seawoods railway station, Navi Mumbai over 40 acres of land at a project cost of Rs 3500 crore. L&T will also develop a state-of-art Seawoods-Darave Railway station over the next three years.
The Development Agreement between L&T and CIDCO was signed on April 21, 2008 at CIDCO's Mumbai office by Mr. G S Gill, Vice Chairman and Managing Director CIDCO and Mr. Vivek Mehta, Vice President and Head - Property Development for L&T, in the presence of Mr. Y M Deosthalee, CFO and Member, L&T Board, and other senior CIDCO officials. The proposed development project is planned to be completed over the next 5 years.
CIDCO had floated this proposal in mid 2007 and the same was opened on February 05, 08. L&T was one of the three qualified developers and bagged this project by bidding Rs 1809 crore.
The project has the potential to develop 4 to 5 Million Sq. ft. of usable space. The development will consist of a modern railway station, large format retail and entertainment space, multiplexes, office complex, and premium category hotel and service apartments. L&T is in the process of short listing international architects to develop the concept and master plan for the project. M/s Cushman Wakefield and Jones Lang Lasalle Meghraj have been engaged for real estate advisory services for the project. This is the single largest investment by the Company in the Real Estate Development Sector.
Navi Mumbai real estate market has gained importance steadily over the past few years with the increase in commercial activity and influx of IT companies setting up shop in Vashi, Kharghar, Belapur and Airoli. Approximately 8 million Sq. ft. of IT space is proposed to be constructed in Navi Mumbai over next three years. Other infrastructure initiatives like the Navi Mumbai International Airport, Navi Mumbai Multi- Services SEZ, Mumbai Trans Harbor link connecting Sewri to Navi Mumbai and proposed Mumbai Metro Rail project is expected to create huge demand for quality retail and office space, and hospitality in Navi Mumbai.
The proposed project is very close to the Palm Beach road and has access roads on all four sides. The impetus of the Company will be to plan superior traffic management system and to develop parking space for 5000 vehicles to cater to the railway station as well as the commercial complex. Also the appropriate integration of various components of this project holds the key to its success.
L&T proposes to develop this project as a destination for urban shopping and entertainment catering to Navi Mumbai and Mumbai. This will be done by dedicating large spaces for entertainment, gaming sports activities and entertainment facilities for children. The Company also proposes to create a differentiated shopping experience by creating various specialty malls like home interior and jewellery malls.
Currently there is a shortage of 'A' class offices in Navi mumbai. Approximately half of the project will be dedicated to be developed as 'A' class, high end office complexes catering to various sectors like Banking and Financial services institutions, logistics, Aviation, Engineering, Automobiles, Manufacturing and Communication. The office complexes will have high end operations and management facilities and will be furnished with superior building management systems specially designed by L&T. Also premium facilities like Helipads on building tops will make it an ideal place for companies to set up their corporate offices. The commercial offices will be high-rise towers with both small and large floor plates to accommodate all types of clientele. Space will be allocated for making built to suit facilities for corporates.
L&T has been approached by international hospitality chains for operations of the premium category hotel and service apartments to cater to the growing business activity in and around Navi Mumbai.
L&T considers property development as a good opportunity in the growing retail, commercial, hospitality and residential sectors, due to its inherent project management, execution strength and stringent quality standards. L&T has already announced its intentions to float a Realty Equity fund to attract investments to such long term, highly profitable project ventures.
Once this project is commissioned, L&T will develop in-house capabilities to build and operate such Transit Oriented developments around Railway Stations. This expertise will help the company in future on several such projects of redevelopment of railway stations across the country.
Nerul is a node of the city of Navi Mumbai in Maharashtra, India and is better known as the 'queen' of Navi Mumbai. It has around 60 sectors. It is the biggest and the most populated residential node (by area) in the city of Navi Mumbai. Nerul along with Seawoods makes it the second most developed zone of Navi Mumbai after Vashi. The estimated population of Nerul is around 600,000.

Nerul is the second most developed node by CIDCO in the city. Unlike most other towns in the country, and in contrast to its older and larger neighbor Mumbai, Nerul developed at a speedy rate.
In recent years, real estate prices in Nerul (as with the rest of Navi Mumbai) have risen, due in part to the creation of new businesses, and due to more businesses moving or expanding into Nerul from Mumbai. Nerul's reputation for being organized and self-sufficient, large but not too crowded like "the big city", has led to the continued growth of its resident and commuter population.

Nerul is also known for its hillock Brahmagiri that houses the Mata Amritanandamayi Math, Balaji Temple, Swaminarayan Temple and the Little Flower Church. (Click on the photo to see a larger picture)

A major part of the Palm Beach Marg passes through Nerul. This has given a big boost to real estate in the area. The Thane Belapur Road also passes through Nerul. Lately this road has seen a lot accidents due to reckless driving and also due to nearly zero monitoring by police.

The township, like the rest of Navi Mumbai, is divided into sectors, which are further divided into plots. As such, the address system is more organized, and the township easy to navigate compared to Mumbai. Nerul, being a planned township, features roads that intersect at right angles. LED displays on traffic signals count down to the toggle between red and green for better traffic flow efficiency.
Autorickshaws provide the primary means of personal local transportation. Travelling to other nodes by autorickshaw usually entails the payment of one-and-a-half times the regular meter fare, or some other negotiated fare hike.
Nerul Railway Station and shopping complex have taxicabs operating from designated taxi stands provide the means to travel further to destinations such as Mumbai and Thane; a bridge toll may be charged in addition, where applicable. Luxury and standard long-distance bus services often stop at Vashi en route to other cities and towns across the country.
The red NMMT public buses , Red and Cream BEST (BrihanMumbai Electric Supply and Transport) which are numbered 500 to 599 (connecting Mumbai and Navi Mumbai) and ST public buses serve as a much cheaper means of transportation. Buses starting from or passing through Nerul own bus depot allow passengers direct and fast passage to destinations across Mumbai and Navi Mumbai. Some Mumbai-nerul routes, however, drop in frequency or stop altogether at night. Starting in late 2005, new modern bus stands with seating were constructed at most bus stops across Nerul and Navi Mumbai. 1, 4, 8, 11 - Thane 100 - Mahape 501 - Kurla 505 - Sion, Bandra 506 - Sion, Matunga, Dadar TT, 507- Nerul-APMC-Vashi-Mankhurd-Govandi-Ghatkopar-Kamani-AirIndia Colony- Vakola-Santacruz(E)Rly Stn. 511 - Ghatkoper, Mulund 512, 513 - Airoli, Mulund Nerul is connected to Mumbai by rail on the Harbour line of the Central Railway, part of the Mumbai suburban railway. Travelling to destinations in Mumbai by rail often involves taking a train to the Chhatrapati Shivaji Terminus first. Another rail link connects Nerul to Thane (see Transport in Thane) will be connected soon. 'Nerul is the only node in Navi Mumbai to have two stations.' .Plans show that it will also get a third railway station on the Nerul-Uran route.

Nerul used to have near continuous power supply. As of late 2005, however, one to two hours a day of scheduled load shedding has been enforced by MSEB, cycling among various areas of the city, in order to cope with the rising population and power consumption. By 2007, it is to 1.5 hours daily power outages.
The water supply is near constant for 10-11 months annually and the month of May has peak shortages. Occasional shut downs are often short enough to be borne through by the overhead water tanks in many apartments and the central water tower system.
Road maintenance is carried out by the NMMC. Roads in the township are generally of good quality, but often get damaged by the monsoons, as potholes are simply patched up.
Broadband is available in Nerul from You telecom, Tata Indicom, Sify and the MTNL telecommunications companies. Even though broadband is available, there are frequent breakdowns in the network, due to lack of proper maintenance and poorly trained staff.
Mobile users are huge here as result the mobile operators here are Hutch,Dolphin, Airtel ,Reliance, Tata,Bpl Mobile,Garuda,Mtnl. All mobile companies have their exclusive shop here.

Dmart is one of the stores in Nerul. There are two branches of Dmart in Nerul. Apart from this Nerul has Shubkisha, Apna Bazar,sahkar bhanadar,Daily needs,etc are situated here.Foodland fresh is also one of the Hyper shops here. The railway station itself is a big shopping center. Recent mall projects have made Nerul one of the best nodes. The upcoming malls are Centurian Mall& multiplex & the turning point mall and many more.
Recently Reliance has launched his retail outlet in nerul called Reliance Fresh.There are two reliance fresh outlets in Nerul.Vesco Club,Koutons,etc are the major showrooms. RBK and Nike also have their official outlet here.

The largest and most prestigious residential development in Nerul was Seawoods Estate also known as NRI Complex. It has about 50 buildings of over 12 floors each and 3 flats at each floor. Phase II of Seawoods is currently under construction.
