The Ocean County Mall is a super-regional mall, opened in 1976, located in Toms River, New Jersey on Hooper Avenue. The mall is accessible off of Exit 82 of the Garden State Parkway via Route 37 East. The mall is owned by Simon Property Group. The mall has a gross leasable area of 890,000 ft².[1]

The mall is anchored by Boscov's, J.C. Penney, Macy's and Sears. It also contains several eateries, including Applebee's, Burger King, Friendly's, Subway, and a small food court. The Ocean County Mall is the only enclosed mall in Ocean County. It is a popular destination for tourists in the Toms River area during the summer season.

The mall's interior was completely renovated in 2003. The seating and lounge areas throughout the mall are donated by Deborah Heart and Lung Center. The lounge areas have brochures and televisions where shoppers can check their health and learn more about Deborah. Deborah also sponsors a mall walking club, "Deborah's Healthy Hearts Club". Membership is free and upon joining members receive a membership card, a complimentary gift and a list of discounts available to members at participating Ocean County Mall stores.

The Ocean County Mall opens for mall-walking at 8:30 a.m. Monday through Saturday and at 10:00 a.m. on Sundays, because of this the malls Starbucks and Auntie Annes open conveniently at the same time for the walkers. The mall has designed a Self-Paced Walking Program for health-conscious individuals in a controlled environment. There is a stretch of discolored tile around the perimeter of the mall with numbers engraved marking walking distance.

In 1976, the Toms River area, although growing quickly, was still relatively rural. Today, the entire northern Ocean County area has exploded in growth and many residents consider the size of the mall to be relatively small in comparison with the population of the area.

The mall is located directly across the street from the Seacourt Pavilion.

Some stores in the mall include Zumiez, Coach, Gap, Old Navy, Aéropostale, Bath & Body Works, PacSun, Disney Store, American Eagle Outfitters, Express, Hot Topic, Forever 21, Claire's, Hollister Co., Victoria's Secret, Build-A-Bear Workshop, GameStop and more.
