Design-build development

Design and Build is the principle of combining the design and construction phases of a construction project, so that the construction is occurring while the design is still being worked on. Real estate developers use this process to commence development without having architectural design completed. The principle anticipates that the changes which are common in large projects will result in excessive costs in any situation. Design and build therefore anticpates these changes by permitting the various phases of construction to proceed based upon the idea that subsequent phases of the design will be completed just in time and thus construction can commence entirely (without job stops or delays) as if the entire plan was known in advance.
