A Charitor is a new type of real estate agent that donates a portion of his or her commission to a charity of the client's choice. When a person is looking to buy or sell a house, they can go to charitors.com to find a database of charitors and can select the agent in their area that they would like to work with. Just like the new Red promotions, Target's percentage of donations to local schools, and other charity based initiatives, charitors are helping to bring this spirit of giving to the real estate world.
Traditionally, about 20 percent of a charitors commission goes to charity. This means that with a total commission of 6 percent, about half of that would go to the client's agent. Therefore, if a person buys a 300,000 dollar home, the agent would normally receive 3 percent of the total or 9,000 dollars. But when working with a charitor, the agent agrees to donate 20 percent of their commission equating to a donation of approximately 1800 dollars. The agent retains the additional 7,200 dollars.
Some of the reasons agents choose to become charitors is the enhanced stature in the community, the ability to gain additional clients, and of course being able to help the communities in which they work. There is no fee for choosing to become a charitor, only an agreement to donate part of the agents commission.
Some of the reasons clients choose to work with a charitor is because it is tax deductible, it enables them to help out an organization they care about and might not otherwise be able to help out, and there is no additional cost involved.
Charitors are striving to evolve the world of real estate. They are more than just real estate agents or realtors. Although the concept of having a network of real estate agents who enable their clients to donate to charity has only come about in the past year, it appears that it will bring about great changes to how Americans view the home buying process.
The word Charitor was trademarked by Realtors for Charity, LLC which is a small start up company based out of St. Paul, Minnesota. However, the word is free to be used by any broker or agent who agrees to donate a portion of his or her commission to charity, and follows certain regulatory rules which include agreeing not to raise commission rates to compensate for the lack of revenue. Charitors.com, which is the website owned by Realtors for Charity, LLC oversees the entire donative process and retains a service fee of 200 dollars from every transaction in order to cover the facilitation costs.
