Panjos Gardens is an apartment building at Padivattom, Cochin, India. It is built by the Panjos builders, Bangalore, India. This is a 21 storey building and the construction of this building started in 1994. The structure of this building has completed but its finishing is not yet done even after 13 years from the start of construction as per the sale brochure. The building materials and method of construction are below the normal standard.

- Children's play area with play equipments
- Decorative Entrance door

The facilities or the features mentioned above are still not completed. Critiques say that it wont even complete in this century. The residents at the building are warning potential buyers to stay back from this builder.
[edit] Panjos Behind the scenes
There are 61 apartments in this building and out of which 50 are occupied by the owners. Some of the occupants are living in these apartments for about 5 years now. These people are living in this apartment without proper electrical connection, proper drinking water, fire safety protection, without proper lightening equipment, and municipal door numbers etc. The occupants can not pay the municipal tax, electric bill since they do not have the door numbers.
This matter was reported to city officials such as District Collector, Mayer, and the City Police Commissioner but there was no real out come. Looks like this builder is protected and the poor occupants are suffering due to the lack facilities mentioned above. The occupants of this building are living in this building without the basic protection of fire safety, permanent electrical connection, and adequate facility of drinking water.
This company is now building three more such building in the city and more are planned in other cities. They are selling these flats at below the market price and looks like they have no intention in completing any of their buildings. It seems that their only motivation is to collect the money fast from the prospective buyer and run away. This is definitely fraudulent activity at any standard. How can the city official permit such fraudulent activity in the beautiful city like Kochi?
This builder continues to cheat the prospective buyers (especially NRIs). So before you buy any of the Panjos Builders apartments, please visit the Panjos Gardens apartment at Padivattom, Kochi and see it yourself before you make any commitment with your hard earned money.
