[edit] General

An ownerbuilder is an individual or family taking charge of the remodel or new construction of their home. In Britain or Australia, this type of individual or family is often referred to as a self-builder. In America, ownerbuilders are defined primarily by their willingness to become personally committed to coordination and control of designing and building for their residential project.

This personal commitment may take many forms; however, the most distinguishing feature of an ownerbuilder is taking legal responsibility for hiring a team of professionals to complete their project. Saving money is best achieved by assuming legal responsibility. This leadership role is the defining characteristic of an ownerbuilder.

As project manager, the individually essentially acts as the general contractor and hires the individual sub-contractors (excavation, dry-wallers etc...) who actually complete the work needed. It is possible though not necessary for owner-builders to complete part of the work themselves thus gaining "sweat equity" and saving money from hiring specific tradesmen.

Owner-Building advocates claim that you can save up to 40% of cost of your home by being your own general contractor. The undertaking is quite demanding though and requires time, patience and skill at least.
