Katy Mills is a one-level facility that sprawls over 1.3 square miles. The mall has a "racetrack" design and one complete pass around the mall is approximately one mile. The indoor walking climate is very popular with local residents who participate in the Katy Mills Milers walking club and the StrollerFit program.

Popular stores include Tommy Hilfiger Company Store, Books-A-Million and Polo Ralph Lauren Company Store; some of which relocated from Sealy Outlet Center, which was supplanted by Katy Mills due to distance from Houston, from nearby Sealy. Its food court is notable for Burger King, the nostalgic Johnny Rockets, colorful carousel, and challenging Rock Wall. There are also various restaurants within walking distance of The Katy Mills Mall near the parking lot. Such restaurants in this vicinity are: Red Lobster, Fuddruckers, TGI Friday's, and Los Cucos. The mall also provides over 3,500 jobs for the local Katy community as well as a gigantic boost for tourism and the local economy.

People from all over Texas, the surrounding states, and international tourists come to see this mall and take advantage of the name-brand outlet shopping. Many from Houston also come as well due to the wide selection of products and services. All visitors from over 50 miles away receive free coupon books and discounts, which makes the mall a popular destination for groups from central and southwest Texas, Louisiana, and Mexico. Aside from the Christmas holiday season, the religious holiday Semana Santa is the mall's highest traffic period with many visitors from Mexico and South America coming specifically to Katy Mills for certain stores.
