Urban communities in San Diego are usually characterized by grid street plans, higher levels of pedestrianism, mixed-use and denser than usual developments. This is in stark contrast to newer, suburban style, low density developments elsewhere in the city.
They usually surround Balboa Park, and most are located on the mesa north and northeast of Downtown("Urban Mesa"). They also tend to be older; predating the car culture predominant in the city and the state of California today. There have been a resurging interest in re-investing into these communities in the late 20th century and early 21st after decades of neglect, especially downtown, and are now facing the challenges of increasing home prices and gentrification.
