My recent experience buying an apartment from Capitaland tells us a lot about the company.
When I first put down a deposit, I asked to see a copy of the Purchase & Sale contract. I was told that I could not see it until AFTER my deposit became non-refundable. I asked what options I would have at that point if I disagreed with some of the contract’s clauses, and was told that my only option at that time would be to forfeit my deposit!! Since I thought I was dealing with a reputable company, I reluctantly agreed. When I received the contract, I found that I had to pay for the maintenance fees and property taxes commencing from dates BEFORE I took possession of my unit. While the amounts involved are relatively small, compared with the purchase price of the unit, this business practice is highly questionable.
My next surprise came when I pointed out to Capitaland that there was a bird nest and bird droppings on the ledge outside my unit. The developer’s position was that they did not cause the bird’s mess and was not responsible to clean it up before delivering the unit to me! I told them that the ledge is explicitly part of the square footage sold to me and asked if they would adopt the same position if a dog came into the unit’s living room floor and defecated there. Only when faced with that argument did they relent.
After we bought our apartment, we had to go away from Singapore for several months. We did not have much time to inspect the unit, but did not feel that was a problem since we had a one year warranty from Capitaland. That was our next misconception. When we returned home a few months later and had more time to look at the unit, we noticed some scratches on one of window glass and reported it to Capitaland’s co-ordinator. She said that their contractor will not honor the warranty since the unit had been delivered for quite a few months. Now, this co-ordinator had been liaising with us since the unit’s delivery, and she admitted that she knew we were away most of the time, and had not occupied the unit for more than a few weeks when we reported the scratches. Yet, Capitaland simply hid behind the position that their contractor will not rectify the fault. When asked what the one year warranty meant, Capitaland simply stone-walled.
